Tenants

Renting a property can be a daunting process whether you have rented before or not. Finding a suitable property and location can take hours. In order to help you on your way to finding your ideal property, we have the following guide for tenants.

AFFORDABILITY

Once you have an idea of the areas you want to rent in, the next step would be to see what properties you can afford. Our affordability calculator will help you find out what monthly rents you can afford based on your income (s) (We use Vorensys as our referencing company who use an individual/joint rental income calculation of 2.5 x the rent) and from there you can narrow down your search for properties based on your income.

PROPERTY VIEWING

Once you have found your desirable property and wish to arrange a viewing you can either give us a call direct using the office, or email us on home@perwestray.com and we will make contact with you to arrange the viewing for you. We will try our best to accommodate your desired time and day, however this is not always possible and we will notify you of any alternative times and dates.

If the property is not to your liking, you have the option of being added to our mailing list where we will email you any new properties that match your criteria.

RENTALS PROCESS

Once you are happy to proceed with one of our properties, please speak to one of our agents regarding the next steps.


  1. Come into our office to supply us with your full details and pay your reservation fee using your bank card or cash or pay over the phone using your debit card if you prefer for your ease which will reserve the property for you.


  2. Once your property is reserved, we will request the following documents from each tenant for our records;
- Proof of identification
- Proof of current address
- Signed Vorensys declaration form (to authorise us to carry out the full reference)
- Signed confirmation of offer (reservation fee form)

  3. Once we have the above documents for all named tenants we will then start the referencing process through Vorensys (https://www.vorensys.com/tgBootPublic.php) who is our external referencing company who will run a credit check on all of tenants and verify everyone’s right to rent, employment details and current landlord reference (if applicable). 
It is important to keep an eye out for any correspondence from because if there are any issues with obtaining the references the tenants will be contacted directly to resolve any issues and prompt replies from the referees.


  4. If  fail the referencing due to adverse credit history and the reservation fee is not refundable and the property will be re-listed online immediately.


  5. If your reference comes back as acceptable with guarantor then you will have the opportunity to provide us with a guarantor, this may delay your move in date if we were not made aware at the beginning of the referencing process.


  6. Once Vorensys finalise the referencing, we will speak with your landlord for them to review your paperwork and once we get the final approval we will contact you to arrange the move in.
MOVING IN


At PER Westray we understand that this will be a very busy day for you, so we try to help minimise the stress for you. 

The contract will be sent digitally so you can sign the contract before your move in date and also pay any outstanding balances. On the day of your move in, you will meet one our agents at the property who will get a signature for the inventory inspection before handing over the keys. 


MID TENANCY


During your tenancy we will also conduct inspections on a quarterly basis. This will be either by one of our staff members, an inventory clerk or the landlord. You will be given 24 hour notice before any visit and can rearrange this to a more suitable day and time.

If there are any maintenance issues that require repairing, and we manage your property you can report a repair using one of the following methods:

END OF TENANCY


Before the end of your tenancy, we will be in contact to confirm that the landlord is happy to renew and check if you are happy to renew your tenancy. If this is not the case, we will make arrangements for the end of the tenancy. 

We will arrange a checkout on your last day at your property so that we can inspect the property against your original inventory.

It is important to ensure that the property is left in the same condition as when you moved in to avoid any deductions for repairs or cleaning.


Tenants are advised to take a meter reading before leaving so that they can get their final bill from utility companies. 


RENT IN ADVANCE

Equal to 1 months rent.

DEPOSIT

Equal to 5 weeks rent.
